一、很多业主都发现墙存在空鼓现象。据知是因为建筑商放模板技术水平出现问题,并且现在只在维修较大的面积,很多地方并没有维修,给业主以后的安全和家装带来问题。
二、飘窗和玻璃:只有飘窗和卧室的是中空玻璃,其他的是单层玻璃,飘窗并有渗水现象,外墙涂料质量不好,下雨后,出现乱色现象,而且看起来很脏。门、锁、质量也有问题, 飘窗没按设计规范要求安装护栏。

一、 使用权期限。合同上是混合住宅用地,期限50年,可国家规定住宅类土地使用权可以达到70年,并且《物权法》第149条规定:住宅建设用地使用权期间届满的,自动续期。所以我们50年的期限不受物权法保护。有的小区已修改了期限,印象的楼盘房价是襄樊高层建筑中最高的,期限确是最少的。
二、 关于计价方式。上海、北京、四川等地新购房合同样本中已经明确从2006年6月开始,住宅类房产按照套内建筑面积计算价款,而我们的合同仍然按照建筑面积计价,国家规定房子面积超过140平方的时候契税为4%,而没有明确是房子的什么面积,够买140多平方左右建筑面积的房子,其套内建筑面积可能不到120,因此可以免去2%的契税。以后的供暖也有可能按面积收费,公摊面积应该不会用暖 气。
